How to Check Property Zoning in Georgia

In Georgia, zoning is adopted locally. Whether a property is inside city limits or in unincorporated county land determines which code applies.

Find the governing jurisdiction

Look up the parcel on the county tax assessor or GIS website. The record usually shows whether the property is in a city or unincorporated area.

Open the zoning map

Most Georgia counties and larger cities publish an online zoning map. Search by address or parcel ID to find the district code.

Read the zoning ordinance

Many local codes are hosted on Municode or a similar library. Look up the district to read permitted uses and dimensional standards.

Check for pending changes

Rezoning applications, variances and conditions of approval may apply to a specific parcel. Ask the planning department whether any are on file.

Call the planning department

Online maps can be outdated. A zoning verification letter from the jurisdiction is the most reliable confirmation.
