Can You Build Multiple Homes on One Lot?

Whether you can put more than one home on a lot depends on local zoning and the size and shape of the parcel.
Accessory dwelling units
Some jurisdictions allow a second, smaller unit such as a garage apartment or backyard cottage. Rules often limit size, owner occupancy and parking.
Duplexes and multi-unit zoning
Districts zoned for two-family or multi-family use may allow more than one unit in a single building or on one lot.
Subdividing the lot
Splitting a parcel into new lots usually requires meeting minimum lot size, width and road frontage for each new lot, plus a subdivision plat approval.
Physical limits
Even where rules allow it, setbacks, utilities, septic capacity, flood zones and access can make additional units impractical.
