A deal killer is any condition that makes a planned project impossible, far more expensive, or much slower than expected.

Zoning that does not allow the use

If the intended use is not permitted, the path forward may require a rezoning or variance, with no guarantee of approval.

Floodplain and wetlands

Mapped flood zones and wetlands can limit building area and add permitting requirements.

No legal access

A parcel without public road frontage or a recorded easement may not be buildable.
